The August 2026 Launch Ledger: Three Real Registrations, and a Year’s Pace
Every month a dozen projects are “launched” on brochures. Only the ones with a RERA certificate are real. Here is the complete August register for Gurugram, pulled row by row from HARERA’s own list, the one row that only looks new, the year’s registration pace on a single chart, and why the Noida half of this ledger is harder to get than the Gurugram half.
The only date that turns a brochure into a launch
A project can be advertised, walked through in a sample flat, and sold on an expression of interest for a year before it is a legal thing you can safely buy. Under the Real Estate (Regulation and Development) Act, 2016, the moment that matters is the registration certificate: the day the regulator issues a RERA number, sets a completion date on the record, and rings the money into an escrow account. Section 3 bars a promoter from advertising, marketing, booking, or selling in a project that falls under the Act before that certificate exists, and Section 11(2) says every advertisement must carry the registration number and the authority’s website. So “launched”, “pre-launch”, and “EOI open” are marketing words. “Registered” is the only one with a date behind it.
This is the first of what we will keep as a monthly note: at the start of each month we compile every project that actually got RERA-registered in the NCR markets in the month before, straight from the registers, with the certificate number, the promoter, the sector, and the completion date the developer put on oath. No aggregator list, no brochure. If a name is loud in the market but absent here, that absence is itself the finding. For August 2026, the Gurugram register is short and the story is in what is on it, and in the shape of the whole year around it.
Three certificates, and one that only looks new
HARERA publishes a single public page listing every registered project in the Gurugram district. We parsed it in full. Filtered to registration certificates dated in August 2026, it returns exactly three new projects, plus one older project that was re-issued in August and can be mistaken for a fresh launch.

The fourth row is the trap. WAL Serenia 92 was already registered in May 2025 (certificate 41 of 2025). What happened in August is a corrigendum: the old certificate was superseded, most often to record a name change or a corrected particular. It is not a new launch, and an aggregator that scrapes on the August date alone will list it as one. We keep it in the ledger precisely so you can see the difference between a genuine registration and a paperwork re-issue.
Of the three real ones, The Estate One is already on Bedrock: we read its file in full in August, a conditionally registered project whose fire, environment, and service-plan approvals were still pending and secured by a forfeitable deposit, with a filed completion of July 2033 against a marketed 2027. How to decode a registry row in ninety seconds
You do not need us for this. The Gurugram registered-projects list loads without any login at haryanarera.gov.in. Every row carries the same fields, and three of them tell you almost everything.
The certificate number reads like GGM/1081/813/2026/53. The GGM marks the Gurugram bench; the last two parts, 2026 and 53, are the year and the running serial for the district, so 53 was the fifty-third Gurugram certificate of 2026 and 57 (Puri Aerosphere) the fifty-seventh. Gaps in that sequence are usually certificates issued by other HARERA benches, not missing Gurugram projects. The RERA number, the RERA-GRG-2274-2026 form, is the stable handle: it does not change on a corrigendum, so it is what you search and quote. The Registration Up-to column is the completion date the promoter filed, the same date the registration is valid until. When a broker tells you possession in 2027 and this column says 2033, the column is the one under oath.
One caution the list does not spell out: the summary page is not the file. To see the land, the licences, the cost, the escrow bank, and the promoter’s track record, open the Form REP-I behind each row (linked from the RERA numbers in our table) and read the uploaded documents. Why August was the quietest month of the year
Three registrations is low, and the only way to know whether low is unusual is to compile the whole year. We did. Counting Gurugram registration certificates by the month they were dated, 2026 so far runs 10, 6, 9, 4, 3, 12, 5, and 3, from January through August: fifty-two certificates in eight months, and August the thinnest of them all.
One honest correction sits inside that June spike. The count counts certificates, not projects, and a single project can register as several certificates. Oberoi Realty’s first Gurugram scheme, Three Sixty North in Sector 58, registered as six separate tower certificates on one day in June. That one project is half of June’s twelve and all six of Sector 58’s year. Strip the tower-level double counting and the underlying trend is plainer still: after a busy start to the year, the monsoon quarter cooled, and new supply has concentrated in a few pockets, Sector 63A on the Golf Course Extension Road, the Dwarka Expressway sectors, and the Sohna and Manesar belts.
A registration certificate is the only thing that turns a brochure into a launch. Everything a project says about itself before that date is a promise; everything the register says after it is on oath.
The list Gurugram gives you, and the one Noida does not
A monthly NCR ledger should cover Noida as cleanly as Gurugram. It cannot yet, and the reason is worth stating plainly because it shapes what we can honestly publish. HARERA hands you the entire Gurugram register as one page you can read and count. UP RERA does not: its public project lookup is a verify-by-number form, where you must already know a project’s registration number to pull its page. There is no open, browsable list of everything registered last month in Gautam Buddh Nagar. So a project-by-project Noida ledger, with names and RERA numbers, needs a different method, and we will build it as a dedicated Noida note rather than assert names we cannot verify.
What is on the record for August is the authority’s own board data. In the approvals reported from its 207th meeting, UP RERA cleared ten projects across the state worth about ₹1,412 crore. Of those, Gautam Buddh Nagar, which covers Noida and Greater Noida, accounted for three projects, all commercial, worth ₹281.64 crore and adding roughly 680 units, with no residential registration in that batch. Those are UP RERA’s reported figures, by way of Elets eGovernance, not project files we have opened, so we present them as an aggregate and nothing more. The takeaway for a Gurgaon buyer looking east is simply that the registered new supply in the Noida district this batch was commercial, not homes.
What each of the three actually is
Godrej Verano, Sector 63A. Godrej Properties’ new group-housing scheme on the Golf Course Extension Road, registered on 11 August as RERA-GRG-2274-2026 with a filed completion of 2 June 2033. Marketing material describes roughly 624 apartments across four buildings in three, four, and five bedroom formats, sized from about 2,150 to 3,900 square feet; we flag those as brochure figures, not numbers we have confirmed against the REP-I, because the machine-readable form interleaves a promoter’s past projects with the subject one and is easy to misread. The certificate, the RERA number, and the 2033 completion date are the parts that are on the record. A full file read is queued.
Puri Aerosphere, Sector 111. A Puri Construction registration on the Dwarka Expressway, certificate 57 of 2026 dated 26 August, RERA-GRG-2254-2026, valid to 30 June 2033. It is the quietest of the three: almost no market chatter, which is exactly why a register-first ledger is useful, it surfaces the real filings before the marketing catches up. The Estate One, Sector 63A is the one we have already taken apart, and it remains the most instructive of the month: a clean-looking launch whose file showed pending approvals secured by a forfeitable deposit and a completion date six years past the marketed one. If you read only one thing off this ledger, read that review against the next brochure you are handed.
Registration is a floor, not a verdict
What a RERA registration does give you
- A project that legally exists, with a searchable number and a public file.
- A completion date filed on oath, and interest payable if the promoter misses it.
- An escrow account that ring-fences most of your money to this project.
- A promoter bound to quarterly disclosure and to the sanctioned plan.
What it does not
- It is not a quality or delivery guarantee; clean files still run late.
- It does not vouch for the price, the payment plan, or the marketed unit count.
- It does not resolve conditions the certificate itself leaves open.
- It says nothing about the promoter’s record on its other projects.
